Assistant Manager, Repair and Maintenance

Job Description

ASSISTANT MANAGER, REPAIR AND MAINTENANCE, Facilities, to be responsible for monitoring, maintaining, and repairing MIT’s complex building portfolio to ensure that systems are operating efficiently and reliably. Will direct six trade teams made up of 70 to 80 employees carrying out electrical, fire protection, plumbing, piping, carpentry, structural, and general repair services; direct teams in the repair and maintenance of 205 buildings across 13.9 million square feet; and provide direction in the areas of budget, labor relations, staff development and morale, department productivity and effectiveness, accountability, project support, and customer service.  

Job Requirements:

REQUIRED:  high school diploma or its equivalent; five years’ experience in building operations; supervisory experience in a repair and maintenance setting overseeing mechanical, electrical, and plumbing fields; experience managing across a broad range of facilities management challenges in a large repair and maintenance environment; experience overseeing a significant budget in a multi-building setting (e.g., institutional, agency, or corporate environment); working knowledge of Massachusetts’ building/licensing code; ability to direct/converse technically with engineers/architects regarding campus utility systems for electricity, steam, water, and sewer and the maintenance, operation, design, and construction of various campus buildings; strong computer skills, including proficiency with MS Office; leadership skills in the areas of short/long-term planning, project management, and customer satisfaction; experience managing in a union environment; excellent customer service, presentation, and verbal and written communication skills; ability to negotiate, gain consensus, and lead in a complex, collaborative environment; and comprehensive knowledge of maintenance equipment operation and design and leading-edge methods of providing efficient and effective maintenance services. PREFERRED:  bachelor’s degree in mechanical engineering/facilities management, PE status, project management experience, and CMMS/CAFM experience.  Job #23903-11

Work conditions: ascending/descending stairs; traversing the campus; moving about the jobsite and machinery to access equipment; remaining stationary for extended periods; walking/standing for extended periods to cover the campus; working from ladders, scaffolds, and other above-ground locations such as roofs; wearing personal protective equipment as required by assignment; exposure to environments containing dust, odors, and fumes, high levels of noise and temperature extremes; working near steam and moving machinery, in tight areas and confined spaces such as manholes and crawl spaces, and with and around chemicals and solvents; and working in research labs and animal facilities and outdoors in inclement weather.

Repair and Maintenance is a 24/7 operation. Must be available to respond to emergencies on any shift or holiday as necessary and provide standby supervisory coverage on a rotating basis on weekends and holidays.
