Summary of Position

The primary role and responsibility of this position, under the general
direction of the Director of Facilities Project Management or the designated
supervisor is to perform the services of a Construction Project Manager. The
work includes planning, developing and overseeing building MEP projects,
including the design and construction of repairs and renovations/alterations
for existing buildings. Primary project responsibilities include, but are not
limited to general construction projects with heavy emphasis on MEPs; boiler
projects, control projects, elevator projects, utility distribution projects and
projects associated with the Central Heating Plant. In addition, the position
will oversee general construction projects on campus as required.

Other minimum qualifications

1. Associate’s degree in construction technology, building science or related field and six years of related experience as manager for building renovation or alteration project, or Bachelor’s and four years of experience, or combination of education and experience equal to eight years.
2. Knowledge of construction materials, means and methods.
3. Familiarity with building and life safety codes.
4. Excellent written and oral communication skills.
5. Ability to wear/use personal protective equipment as needed on construction site.

Additional Preferred Qualifications

1. Bachelor’s degree in science, engineering, architecture, or related field.
2. Experience in a college/university setting.
3. Demonstrated experience in utility systems, heating hot water, cooling
water systems, steam systems, boilers and elevators required.
4. Strong computer skills (Word/Excel/ Access/Outlook/Internet Explorer).
5. Strong verbal and written communication skills.
6. Demonstrated ability to work under pressure, meet deadlines and
remain organized.
7. Establish and maintain good customer / contractor relationships.
8. Demonstrated experience with asbestos and PCBs in building
materials, and abatement thereof.
9. Manage Professional Design Consultants and Contractors

Duty/Responsibility

Project Management:
  • Schedule, initiate and manage all efforts necessary to complete project.
  • Coordinate project closeout documentation and archive for future use.
  • Manage project warranty for duration of warranty period.

Duty/Responsibility

  • Prepare plans and specifications or direct preparation by others;
  • Insure compliance with applicable building codes and construction standards;
  • Select materials and finishes and assemble plans, specifications and general conditions into coordinated bid package.

Project Planning:
  • Meet with customer; determine required scope of work; estimate project cost, including design, construction and all other related expenses.

Financial Management:
  • Manage project budgets, initiate purchase orders, track project expenses against budget, manage project contingency, identify and resolve problems in financial records and contractor payments.
  • Project Closeout: Ensure proper project closeout protocols are followed and closeout documents are archived for future use.

Project Pre-Planning:
  • Analyze existing facility conditions, identify deficiencies and recommend corrective measures and estimated costs.
  • Perform or direct the performance of MEP studies and assessments; work with Facilities personnel to estimate and prioritize MEP projects

  • Support & Train Document Management System Users

Duty/Responsibility

Communications:
  • Keep recipient of services and others advised of project progress.
  • Coordinate project closeout documentation.
  • Perform related duties as assigned.

Contractor Procurement:
  • Work with Purchasing and Contract Services personnel to prepare and issue requests for qualifications and/or proposals, to receive and review qualifications and proposals and to award contracts.
